Move-Out Carpet Cleaning in San Francisco: Bedrooms, Hallway and Closets

The situation

An empty two-bedroom apartment, keys due back in two days, with the security deposit hanging on the condition of the carpet. Two bedrooms, the connecting hallway and two walk-in closets, all carpeted, all showing the compacted grey traffic paths that build up over a tenancy. Nothing was stained badly — it was uniform, all-over dullness, which is exactly what an inspector marks down as 'not professionally cleaned'.

What we did

An empty unit is the easiest possible job to do well and the easiest one to do badly, because with no furniture there is nowhere for a missed area to hide:

• Full dry vacuum pass. The whole unit was vacuumed before any water touched the carpet — on a move-out this removes a surprising volume of grit that has worked its way down to the backing.
• Traffic lanes pre-sprayed. The hallway and the paths from doorways to windows were pre-treated and given dwell time, because those are the only areas that genuinely differ from the rest.
• Edges and corners by hand. Along baseboards and in the closets, where a wand cannot reach cleanly and where inspectors always look.
• Closets cleaned properly, not skipped. Both walk-ins were done end to end. Closet carpet is the single most commonly skipped area in a turnover, and property managers know it.
• Hot water extraction throughout. Slow overlapping passes, full recovery, working back toward the entry so no cleaned carpet was walked on.
• Air movers through the unit. Dry within hours, so the apartment could be locked up and handed back the same day.

The result

The grey traffic paths came out and the carpet read as a single even tone through the whole unit, including both closets. We photographed each room afterwards and sent the images the same evening — for a deposit dispute, documented carpet condition is worth considerably more than a description. The unit passed inspection without a carpet deduction.
